How we can help — and how we're paid

Depending on your property, one of three things happens, and you'll know which in writing before you sign anything:

  • We buy it ourselves. Sumeet's company purchases houses directly, with proof of funds.
  • We bring in an investor partner. Your contract will be assigned to an investor we work with, who closes at the price and terms you agreed to, and the investor pays us a fee for arranging the purchase.
  • We list it for you. Sumeet represents you as your listing agent through Coldwell Banker Realty, for a commission you negotiate.

Common questions

My tenant is behind on rent and won't leave. Do I have to evict before selling?

No. We buy properties mid-nonpayment and even mid-eviction, and we price openly around it — you'll see the math.

What about the security deposits?

NJ law requires deposits (plus interest) to transfer to the buyer at closing, who then owes the tenant the accounting. It's a standard line item on our settlement statement.

Do you charge any fees or commissions?

No. A cash sale to us has no commissions, no fees, and we pay typical seller closing costs. If instead you choose to list, brokerage compensation is separately agreed and fully negotiable — and it's shown clearly in your net estimate before you decide anything.

How fast can you close?

As fast as two to three weeks with our attorney-drafted NJ contract, or on whatever date works for you — some sellers want 60 days to arrange the move. You pick the date.

Do I need to clean out the house?

No. Take what you want to keep and leave the rest — furniture, boxes, the full garage. We handle the cleanout after closing.

What if I owe more than the house is worth?

Tell us early — it changes the playbook, not the willingness to help. Depending on the numbers, options include negotiating the payoff, a short sale, or listing strategies. We'll tell you honestly if a cash sale doesn't work.

What if the house has tenants?
