Common questions

I got a sheriff's sale date. Is it too late?

Not necessarily. NJ lets homeowners request adjournments of a sheriff's sale, and lenders often postpone when a real closing is scheduled — but whether yours can be is fact-specific and runs through your attorney and lender. Call us; timing is everything at this stage.

Will you talk to my lender?

With your written authorization, yes — we and your attorney can coordinate the payoff figures directly so nothing stalls.

Do you charge any fees or commissions?

No. A cash sale to us has no commissions, no fees, and we pay typical seller closing costs. If instead you choose to list, brokerage compensation is separately agreed and fully negotiable — and it's shown clearly in your net estimate before you decide anything.

How fast can you close?
