Sell an Inherited House in New Jersey

An inherited house usually comes with belongings to sort, taxes to figure out, maybe siblings to agree with — and carrying costs every month while you decide. There's no rush, but here's the honest map.

How this works in New Jersey

The stepped-up basis usually works in your favor

Inherited property generally gets a stepped-up basis to its value at the date of death, so selling soon after inheriting often means little or no capital gains tax. Confirm with your accountant — but for most heirs, waiting doesn't save taxes; it just adds carrying costs.

NJ inheritance tax depends on who inherits

Spouses, children and grandchildren (Class A) pay no NJ inheritance tax. Siblings, nieces, nephews and non-relatives can owe it, and the state's lien has to be cleared before or at closing. This trips up more NJ estate sales than anything else — we plan for it up front.

The house can be sold full

You do not need to empty it. We buy houses with every closet and basement full, and we coordinate the cleanout after closing.

Two honest numbers

We'll give you a cash offer AND what we think it would net after listing, repairs, and time on market. If listing wins for you, Sumeet can list it — that's the licensed-agent advantage.

Two ways we can help — you choose

Sumeet is a licensed NJ real estate agent who also buys homes. You'll see both options side by side so you can choose what makes the most sense for you.

Option 1 · Sell for cash

Best for speed, convenience, and certainty

  • Sell completely as-is
  • No repairs, cleanout, or showings
  • Close in as little as 2–3 weeks, or choose your date
  • No agent commission on the cash sale
  • Typical seller closing costs covered
  • Written offer with proof of funds

Option 2 · List your home

Best when maximizing your net proceeds matters most

  • Full-service NJ listing representation
  • Honest pricing based on current market conditions
  • Commission and estimated selling costs clearly shown
  • Your expected listing proceeds shown beside the cash offer
  • If listing looks like the better financial option, we'll tell you
  • No obligation to choose either route

One conversation. Two numbers. You decide.

How we can help — and how we're paid

Depending on your property, one of three things happens, and you'll know which in writing before you sign anything:

  • We buy it ourselves. Sumeet's company purchases houses directly, with proof of funds.
  • We bring in an investor partner. Your contract will be assigned to an investor we work with, who closes at the price and terms you agreed to, and the investor pays us a fee for arranging the purchase.
  • We list it for you. Sumeet represents you as your listing agent through Coldwell Banker Realty, for a commission you negotiate.

In every case, Sumeet Sancheti is a NJ Licensed Real Estate Salesperson (#2082408) with Coldwell Banker Realty. Licensure does not imply endorsement.

Common questions

The deed is still in my parent's name. Can I sell?

Yes — the sale is done through the estate. The executor/administrator signs, and title passes at closing. You don't need to re-deed it to yourself first in most cases.

Three of us inherited it. Do we all have to agree?

All owners (or the executor, if it's still in the estate) sign the contract. We're used to coordinating signatures across multiple heirs in different states.

Do you charge any fees or commissions?

No. A cash sale to us has no commissions, no fees, and we pay typical seller closing costs. If instead you choose to list, brokerage compensation is separately agreed and fully negotiable — and it's shown clearly in your net estimate before you decide anything.

How fast can you close?

As fast as two to three weeks with our attorney-drafted NJ contract, or on whatever date works for you — some sellers want 60 days to arrange the move. You pick the date.

Do I need to clean out the house?

No. Take what you want to keep and leave the rest — furniture, boxes, the full garage. We handle the cleanout after closing.

What if I owe more than the house is worth?

Tell us early — it changes the playbook, not the willingness to help. Depending on the numbers, options include negotiating the payoff, a short sale, or listing strategies. We'll tell you honestly if a cash sale doesn't work.

What if the house has tenants?

We can buy occupied properties — paying tenants, non-paying tenants, even mid-eviction — and we coordinate the transfer of leases, deposits, and applicable landlord obligations at closing.

Is your offer negotiable?

Yes. It's a starting point built from real numbers — market value, repair budget, costs, and our return — and we'll show you each piece. If you think a number is off, tell us why and we'll look again.

Are you agents or investors?

Both, and we're upfront about it. Sumeet is a licensed NJ real estate salesperson who buys houses directly. That's why we can honestly show you two numbers on every house: our cash offer, and what listing would likely net you. You pick.
